Home Build Hub Phase 4: Flooring, Modular Kitchens, & Smart Living (IoT) – The Final Finishing Touches
Welcome back to the final phase of our Home Build Hub! We’ve mapped out the perfect house, built a strong structure, and installed a safe electrical "nervous system." Now, it's time for the part everyone loves: Finishing.
This phase is where your construction site finally becomes a home. It's also where you are most tempted to overspend.
As your engineering guide, my goal in this final phase is to help you choose materials and technology that are durable, budget-friendly, and, most importantly, functional for daily life.
Point 1: Flooring & Tiles — Marble vs. Vitrified?
This is one of the biggest debates in home finishing. You will walk on this decision every single day.
Vitrified Tiles (Most Recommended): For 90% of modern Indian homes, especially on a budget, vitrified tiles are the best choice. They are uniform, easy to install, non-porous (so they don't stain easily), and extremely durable. They come in many sizes (like 2x2 ft or 2x4 ft), and you can get tiles that look exactly like marble or wood.
Marble (The Classic Look): Marble is beautiful, but it requires more maintenance. It is a natural stone, so it is porous and will stain. It requires professional polishing after installation, which adds to the cost. If you have the budget and can commit to maintenance, choose marble for your main living areas only.
My Recommendation: Use good quality vitrified tiles for the main flooring. Reserve durable anti-skid tiles for bathrooms and balconies, and perhaps a feature wall of marble/stone in your living room or prayer area.
Point 2: Modern Modular Kitchens — Form & Function
In an Indian family, the kitchen is the heart of the home. A modular kitchen is about organizing that space, not just about having colorful cabinets.
Workflow Triangle (Remember This): Your layout (L-shaped, U-shaped, or linear) must follow the efficient triangle between your sink, stove/hob, and refrigerator. The sink and hob should never be on the same wall if you can help it.
Choose Durable Materials: For the counter, choose a solid, non-porous material like Granite. It can handle hot vessels and spills without a problem. For cabinets, ensure you use BWP (Boiling Water Proof) Ply near water points and BMR (Boiling Water Resistant) Ply elsewhere. Local carpenters often use cheaper commercial ply, which will warp and swell within 2-3 years.
Storage Smart: Use pull-out drawers for accessories, a tall pantry unit for groceries, and avoid deep, fixed shelves which are difficult to clean. Don't forget the dedicated space for your RO water purifier and a chimney.
Point 3: Smart Living — Making Your New Home IoT Ready
This is the "engineer's touch." Your home should be ready for the future. "IoT" (Internet of Things) simply means your electrical devices (lights, fans, geysers, etc.) are connected to the internet and can be controlled by a smartphone or voice.
You do not need to buy expensive "smart" appliances right now.
How to make your new home IoT Ready now on a budget:
Deep Switch Boxes: Ask your electrician to install deep modular switch boxes. These provide extra space to tuck in cheap "smart switch modules" later.
Dedicated Inverter Point: As discussed in Phase 3, you must have a separate inverter-supported wire. Your future smart switches can then be powered even during a blackout.
Wired Internet (LAN) Conduit: While building, run a 1-inch empty conduit pipe from your main distribution board to central points in your home (e.g., behind the TV and near the kitchen). This allows you to easily install wired internet connections for smart TVs, security cameras, or a robust mesh Wi-Fi system in the future without visible wires.
Mesh Wi-Fi Spot: In a 2-story home or a large apartment, Wi-Fi cannot reach everywhere. Dedicate a power point and LAN point at a central location on each floor specifically for a Mesh Wi-Fi Router.
